Very pretty small acreage just minutes from Llano. This property includes several big granite outcroppings, many large oak trees, brush free fields, 7gpm well, a wet weather creek, easy highway access, easy electric service access, no restrictions (can be residential, farm, commercial, AirBnB). There are only two issues with the property: A) about a third of it is in the 100 year flood plain (see survey). The flood zone is near the highway, though, and there are several great building spots outside the zone. In the big rain event of 2018, there was very little flooding in the creek, B) because the property is adjacent to highway 16, there is some road noise.
